Conwy
Buildings you cannot
simply re-render.
Conwy has some of the oldest occupied housing stock in North Wales, much of it listed or in a conservation area. That constrains the repair as much as the diagnosis does — and it rules out most of what the damp-proofing trade sells as standard.
The local stock
What Conwy is built from.
Medieval and post-medieval stone
Very old solid stone, lime-bedded and lime-rendered where anything survives. These walls manage water by absorbing and releasing it. Anything impermeable applied to them makes the problem worse, and on a listed building it may not be permitted in any case.
What you are allowed to do
Consent affects render, windows, floors and sometimes ventilation. The realistic route is usually breathable repair — lime, drainage, ground levels, gutters — rather than injection or a tanking system that would be refused anyway.
Wind off the water and the hills
Weather funnels off the estuary and down from the Carneddau. Driven rain on the exposed elevations, and slow drying on the sheltered ones, which is its own problem.
Occupancy that swings
Full and heated for six months, closed and cold for the other six. Mould that appears in spring in an empty room is a ventilation and heating pattern, not a wall defect.
Worth knowing
The report a conservation officer can use.
When work needs consent, the paperwork matters as much as the diagnosis. A report that identifies the cause, sets out a breathable repair and explains why an impermeable system would be inappropriate is a document you can put in front of a conservation officer.
A treatment quote for a chemical damp-proof course is not, and on a listed wall it is likely to be refused.
What you get
The survey itself.
Internal moisture profile
Readings at height intervals across affected walls, so a pattern emerges rather than a single number.
Salt analysis
Hygroscopic salts separate genuine rising damp from a leak or from condensation. It is the test most treatment quotes skip.
External defect inspection
Render, pointing, downpipes, ground levels, slate. The cause is outside far more often than it is in the wall.
Air and surface conditions
Temperature, humidity and surface readings — the evidence that separates a ventilation problem from water ingress.
Independent and insured. We survey; we do not sell treatments, so there is no quote waiting at the end of the report.
