Victorian and Edwardian terraces
Rubble stone bedded in lime, most re-rendered in cement during the last fifty years. Cement holds water in a wall built to let it go, and the render then fails at the junctions. What shows inside is usually a storey below the actual defect.
Rural stone cottages and smallholdings
Thick walls that stay wet for weeks after a wet spell, earth or slab floors with little cross-ventilation, and modern impermeable renders and concrete floors added in good faith that sealed the building shut. Sub-floor timber decay is the common find.
Cavity walls, bridged
Mortar droppings on wall ties, a bridged cavity where an extension meets the original wall, or ground raised above the damp-proof course by a patio. Straightforward once identified — and nothing to do with rising damp.
Wind-driven rain, little shelter
The island is flat and open. There is no hill between an Anglesey gable and the Irish Sea, so driven rain hits elevations that would be sheltered almost anywhere else in Britain.
Worth knowing
Being local changes the survey.
Most damp is seasonal. A wall that reads dry in July can be soaking in February, and the honest survey is the February one. Working from Llangefni means we can come out while the problem is happening, look at the rain hitting the wall, and see where the water actually goes — rather than inferring it from a stain months later.
