Llandudno was built quickly and confidently in the second half of the nineteenth century, and much of it is still standing in its original form: tall rendered terraces, hotels and guest houses on the promenade, and villas running back towards the Great Orme.

Tall rendered terraces, full exposure

Four and five storeys facing open sea. Render at that height takes driven rain and thermal movement, cracks at the junctions and lets water into solid walls. The tallest elevations are the hardest to inspect and the most likely to be the cause.

Hotels & guest houses

Large buildings, complex roofs

Long roof and gutter runs, parapets, valley gutters and flat junctions between phases of extension. One blocked outlet behind a parapet can wet a wall for a whole season with nothing visible from the ground.

Villas towards the Orme

Cellars and sloping sites

Substantial houses with cellars, built into rising ground. Raised rear ground levels and blocked cellar ventilation produce the classic tide mark that gets injected and then returns.
