Colwyn Bay, Conwy
Big houses cut
into small flats.
Colwyn Bay's Victorian and Edwardian villas were built for single families and most are now three or four flats. Subdivision is the defining feature of the stock here, and it produces damp problems that have nothing to do with the original building.
The local stock
What Colwyn Bay is built from.
Subdivision without ventilation
A house designed to move air from front to back, cut into flats with the airflow blocked. Bathrooms and kitchens land in internal rooms with an extractor ducted into a void or nowhere at all. Condensation follows, and it is a building defect, not a lifestyle.
Whose downpipe is it?
In a converted building the gutter, the roof and often the wall belong to everybody and nobody. A leak that wets a ground-floor flat frequently originates three storeys up, and establishing where it comes from is half the job.
Driven rain on render
Rendered elevations facing the bay take weather off open water. Cracks at junctions and around openings do the damage, and the affected rooms are usually on the weather side of the building at any height.
Stone terraces on the hill
Older stone terraces on rising ground behind the town, with the same raised-rear-ground and cement render pattern found across North Wales.
Worth knowing
For landlords and managing agents.
If you let a converted flat here, the ventilation question is the one that decides a fitness complaint. Under the Renting Homes (Wales) Act the dwelling must be fit for human habitation throughout the contract, and damp and mould heads the list of hazards.
An extractor ducted into a ceiling void is a defect you can be required to remedy. A survey that identifies it — and distinguishes it from a genuine water ingress elsewhere in the building — tells you what to fix and evidences that you responded properly.
What you get
The survey itself.
Internal moisture profile
Readings at height intervals across affected walls, so a pattern emerges rather than a single number.
Salt analysis
Hygroscopic salts separate genuine rising damp from a leak or from condensation. It is the test most treatment quotes skip.
External defect inspection
Render, pointing, downpipes, ground levels, slate. The cause is outside far more often than it is in the wall.
Air and surface conditions
Temperature, humidity and surface readings — the evidence that separates a ventilation problem from water ingress.
Independent and insured. We survey; we do not sell treatments, so there is no quote waiting at the end of the report.
